Why Staging?

The modern home buyer has drastically changed the face of the real estate world. With the introduction of technology, the online buyer has increased direct accessibility to many more products and an extensive personal introduction to each home. So, as buyers are armed with such choice and accessibility, it becomes increasingly important that your home captures the attention of agents and buyers from the onset. Staged homes immediately top the "Must See Now" list as they are recognized through the still photos and virtual tour as attractive and move-in-ready.

This initial impression then carries through to the physical viewing of the property. Buyers know what they like when they see it. But they have to see it! It is difficult to visualize the use of a space when it is empty, and spaces obstructed by clutter or poorly decorated are distracting. Staging removes the barriers and distractions, appealing to all a buyers' senses and creating the lifestyle they are searching for. You will know as buyers meander through your home, that your property has made it to the buyers "Must Have" list.

Bottom line: Properly staged homes will result in an urgency to see your home and often competition amongst buyers to purchase your home. For you, the seller, this translates into a faster sale and at higher sale price.

Staging can be costly but as part of my Client Appreciation Program, I include all aspects of staging as part of my FREE VALUE-ADDED services. My objective is to create the "Must See, Must Have" product on the market. And once the staging process is complete that's when my work as an experienced Realtor just begins.

Staging Statistics

$500.00 spent on staging is more effective than reducing price by $5,000.00

"Elements that create 72% of the first impression inside the home are within the control of the seller. Well trained staging consultants know how to show these to their best advantage.” —Proctor & Gamble Survey “Top three interior features for selling were freshly painted walls, organized storage space, and current flooring.” —Maritz Research Staging Polls

Staged homes drastically reduce the number of days on the market

“Staged homes sell, on average, within 35 days of being placed on the market. Homes not staged took, on average, 175 days to sell.” StagedHomes survey “Homes that sold after four weeks on the market sold for 6% less than ones within the first four weeks!” —National Association of Realtors

Buyers will pay more for staged homes than the same model that is not staged

“Buyers willing to spend the money for an 'ideal' home, but not the time to renovate. The poll showed that 63 per cent of buyers preferred a higher priced home that does not require any renovations over a lower priced fixer-upper.”Maritz Research Staging Polls

Agents and Buyers recognize staged homes as properties ready to sell

"A vast majority of people (over 90%) can't imagine what a house could look like with furniture in it and they have nothing to compare their own furnishings to in an empty space. Did you know that a room actually looks smaller empty than properly furnished? With nothing to focus on except the bare space, the negatives will become more apparent to prospective buyers.” —Sveta Melchuk, Founder of Decora Solutions
